Selling a Home in Toronto

Selling a home involves more than putting it on MLS and waiting for an offer.

The best results usually come from good preparation, thoughtful pricing, strong presentation, and a clear strategy from the start.

 

1. Start With a Clear Plan

The first step is understanding the property, the timing, and what you want to accomplish.

We’ll talk through things like:

  • Your ideal timeline

  • Any renovations or improvements worth considering

  • How the home should be positioned

  • What similar properties are selling for

  • The best timing to launch

  • What to expect during the process

From there, I’ll put together a strategy tailored to the property and the current market.

2. Determine the Right Price

Pricing is one of the most important decisions in the entire process.

The goal is not simply to choose the highest possible number. It’s to position the property in a way that attracts the right buyers and creates the strongest possible outcome.

I’ll look at:

  • Recent comparable sales

  • Current competing listings

  • Market activity in the neighbourhood

  • Property condition and presentation

  • Buyer demand

  • Timing and seasonality

Every property is different, and the pricing strategy should reflect that.

3. Prepare the Home for Market

Presentation matters.

Sometimes that means a few small changes. Other times, it may make sense to invest more time into staging, painting, repairs, landscaping, or minor renovations before going to market.

I’ll help determine what is worth doing and what probably isn’t.

The goal is to make the home show at its best without spending money unnecessarily.

4. Launch and Market the Property

Once the home is ready, the focus shifts to exposure and presentation.

Depending on the property, the marketing plan may include:

  • Professional photography

  • Video and social media

  • Floor plans

  • Staging

  • MLS exposure

  • Digital advertising

  • Email marketing

  • Broker outreach

  • Private showings

  • Public or agent open houses

The marketing should fit the property. A downtown condo, a family home, and a luxury property should not all be marketed the same way.

 

5. Manage Showings and Feedback

Once the property is live, I’ll coordinate showings and keep track of how buyers and agents are responding.

We’ll pay attention to:

  • Number of showings

  • Buyer feedback

  • Repeat interest

  • Competing listings

  • New sales in the area

  • Changes in market activity

If the response is different from what we expected, we can adjust the strategy rather than simply waiting.

6. Review and Negotiate Offers

When an offer comes in, price is only one part of the equation.

We’ll review:

  • Purchase price

  • Deposit

  • Closing date

  • Financing conditions

  • Inspection conditions

  • Included or excluded items

  • Any additional terms

I’ll walk you through the strengths and risks of each offer and handle the negotiation with the goal of protecting both the price and the terms of the sale.

Once an agreement is signed by both parties, it becomes legally binding.

7. Prepare for Closing

After the property is sold, I’ll help keep things organized through closing.

That may include:

  • Coordinating buyer visits

  • Staying in contact with the buyer’s agent

  • Working with your lawyer

  • Making sure agreed-upon items are completed

  • Helping with any questions that come up before closing

Your lawyer will handle the legal transfer of the property and the financial adjustments required on closing.
